A West Hollywood Planning Commission design review panel is evaluating a proposal to build a six-story apartment building with 22 units at the corner of Shoreham Drive and Sherbourne Drive, just north of Sunset Boulevard.

The project, proposed by Shoreham Capital LP, would replace an existing two-unit commercial structure at 8760 Shoreham Drive with a contemporary multifamily development that includes 19 market-rate units and three affordable units.

According to a briefing memo prepared for the city’s Design Review Subcommittee, the project would rise six stories but appear as five stories from the Shoreham frontage due to the slope of the site. The development would include 23 parking spaces in a partially subterranean garage accessed from Sherbourne Drive.

Plans call for five one-bedroom units and 17 two-bedroom units, with residential floors located on levels two through six. The ground floor would contain a lobby and resident amenities, including a gym, bike room and indoor common spaces.

The building’s design features a curved architectural element at the corner, along with projecting balconies, recessed façades and a mix of brick and wood-toned materials intended to create visual variation along the street.

Landscaping would include new street trees along both frontages, planter areas and drought-tolerant plantings. A rooftop deck with about 1,500 square feet of shared open space is also planned.

City planning staff said the proposal generally fits within the neighborhood’s varied mix of residential buildings but recommended several design refinements before the project moves forward to the full Planning Commission. Suggestions include enhancing the building’s ground-floor entry, refining balcony elements along the curved corner and clarifying stormwater drainage and exterior lighting plans.

The project is being reviewed under California’s State Density Bonus Law, which allows additional housing units in exchange for including affordable housing.

The Design Review Subcommittee is expected to provide feedback before the proposal advances to a future hearing before the West Hollywood Planning Commission.
